With empty land, you can do a lot!
You can purchase land on the outskirts of a growing metro region and later sell it to a developer. Or you might buy property to lease. Utility companies and farmers frequently lease land. You could build billboards and just charge for ad space. The land could also be developed by you. There are a ton of options!

If your strategy is to buy and flip it or rent it out, you don’t need any special skills.

You can buy land for really low prices, depending on the region. My son and I recently purchased 8 parcels of land an hour from the beach for under $15,000.
Wholesalers sell contracts...not properties. They flip the purchase contract rather than the tangible real estate. Simply put, you find a good offer, put it under contract, and then sell your contract to another investor for more than you committed to pay. You then keep the difference.
This is a rapid way to make money (build cash flow), yet you never have to get your hands filthy. You don't even have to own the property at all!

You can flip contracts for as little as $0, but there's a lot of work involved until you build a network.
When a property owner fails to pay their property taxes, investors make a profit from the default. Investing in liens or deeds depends on your state. Because some states are tax lien states, some are tax deed states, and some are both.
You pay the taxes owed, wait until the redemption period is up, then you're granted the property. Depending on whether you're getting liens or deed, you may have to go through a lengthy quiet title process. But this is where your real estate attorney comes in handy.

Simply put, you're either renting out another room in your house or another unit in your multi-family unit. The tenants are actually paying your mortgage with their rent money.

In some areas, you can charge $75-100 per month for a parking space. Consider renting out a parking space if you don't use it. There are several apps make it really easy to do.
